With a background in economics, holistic therapy, and philosophy, and over 11 years of entrepreneurial experience, Wilma founded Wimari.es. Today, she works as a trusted home-finding intermediary in the Valencia region, representing her clients as they explore their dream homes in Spain. She is, quite literally, their eyes and ears throughout the journey.

With five years of experience in Spain and numerous house visits for friends and clients, including the renovation of two homes, a passionate connection with the Spanish housing market has developed. ´I understand the challenges and opportunities of buying a home here in Valencia and want to offer practical advice with realistic expectations for your dream home´.

Wimari.es is not a real estate agent but works in collaboration with real estate agents. As an independent party, Wimari.es does not receive any commission from the agent. The real estate agent handles the purchase, while Wimari.es guides the buyer throughout the entire purchasing process.

Or are you certain that you have found your dream home? In that case, the real estate agent takes over, but we will always be there for you until the transfer of your new home is complete.

Making an offer

Have you found your dream home in Valencia? Then it’s time to take the next step and make an offer.

The real estate agent will inform you about all the costs involved in the purchase, such as taxes and periodic expenses. At this stage, we support you in negotiations and help determine the right strategy.

Let us know the offer you want to make and the conditions that are important to you. From that moment, there are two possible outcomes: the offer is either accepted or rejected. If rejected, there is always the possibility to make a new offer.

NIE and spanish bankaccount

Additionally, a lawyer, and sometimes the real estate agent, can assist you in opening a spanish bank account and applying for an NIE number (similar to a social security number), both essential for purchasing a property in Valencia.

Signing the preliminary purchase agreement

If a reservation has been made first, the next step is signing the preliminary purchase agreement.

Please note that another down payment is required at this stage. This is usually 10% of the purchase price, with the previously paid reservation fee deducted.

Transfer of your dream home

Finally, the moment you have been waiting for arrives—the official transfer of your new home.

During the signing of the documents at the notary, your real estate agent will be present to ensure that everything runs smoothly and correctly. If you are unable to be in Valencia yourself, it is possible to authorize your real estate agent to sign on your behalf.
